Design Review Requirements and Application
What is a design review?
Design Review is the process of evaluating design components of a building proposal relative to standards contained in the Development Code. Design review typically looks at components of the development related to the site, such as building orientation, parking, landscaping and physical aspects of the building design. The City has adopted “Sandy Style” design standards which guide the look of most buildings.
When is a design review required?
Design review is required for all new commercial, industrial, and multi-family buildings and building additions. Design review is also required for modifications to a building façade and changes to parking and landscaping.
Where can I find the design review standards?
The standards used to evaluate design review proposals are primarily contained in Chapter 17.90, Design Standards. Other applicable chapters include Chapter 17.84 (Improvements), Chapter 17.92 (Landscaping), Chapter 17.94 (Drive-up Uses), Chapter 17.98 (Parking and Access), and Chapter 15.30 (Dark Skies). Unlike some land use applications, design review approval does not contain criteria of approval.
How does the design review process work?
Design review applications require submittal of a land use application. The majority of design review applications are reviewed through a Type II procedure. Once the design review application is approved the applicant can then typically submit erosion control and building permit applications.
